Smart technology for second homes and holiday lets
When you are not there, a smart home watches over the property: heating on before you arrive, alerts for leaks and frost, and codes that let guests in and expire after they leave.
When you are not there, a smart home watches over the property: heating on before you arrive, alerts for leaks and frost, and codes that let guests in and expire after they leave.
The problems it solves
- Arriving to a cold house after a long drive.
- A burst pipe or leak that goes unnoticed for days.
- Handing over keys to guests, cleaners and maintenance.
- Not knowing whether the property is secure.
- Heating and lights left on by guests.
Heating and frost protection
Turn the heating on from your phone or set it to warm up before arrival. While empty, the home can hold a frost-protection temperature so pipes do not freeze, and alert you if the temperature falls too low. See our heating guide.
Leak detection
Leak sensors under sinks, by the boiler, behind washing machines and near water tanks alert you immediately. Paired with a motorised shut-off valve on the incoming water main, the system can turn the water off automatically when a leak is detected. For an empty property, this is often the single most valuable feature.
Guest and staff access
Smart locks and keypads let you issue a code for each booking that only works for the dates of the stay, and separate codes for cleaners and contractors. No key safes, no lost keys. See our smart locks guide for insurance and hardware considerations.
Security
A monitored alarm, external cameras and lighting that varies while the house is empty. For holiday lets, think carefully about privacy: external cameras covering entrances are common and should be disclosed to guests, but cameras inside the living space of a let property are a serious privacy issue and should be avoided. Our CCTV guide covers the wider rules.
Energy control between stays
When guests check out, the home can return to an empty state: heating to frost protection, lights off and hot water scheduled for the next arrival. Energy monitoring shows usage per stay.
Reliable remote access
Rural properties often have weaker broadband. Systems that run locally keep heating, locks and alarms working if the connection drops, and only remote viewing pauses. A mobile data backup can keep alerts flowing. Our local control guide explains why this matters.
Aftercare for properties you cannot visit
Remote monitoring and support are especially valuable when you are hours away. Our aftercare plans include proactive system health monitoring.
Common questions
Can guests control the heating?
Yes, within limits you set. For example, guests can adjust temperature within a range, and the system resets when they leave.
What if the broadband goes down?
A local system keeps working. You lose remote access until the connection returns, unless there is a mobile data backup.
Can a leak sensor turn off the water?
Yes, when paired with a motorised valve on the water supply.
