At a glance

A full rebuild is the ideal moment for a smart home: every cable can go exactly where it is needed.

Chalfont smart home installation in Chalfont

Project overview

This seven-bedroom property in Chalfont spans three floors and runs into the multi-million-pound bracket, a full rebuild rather than a retrofit. That distinction shaped the entire project. With the building stripped back to a blank canvas, we had the rare opportunity to pull every cable exactly where it needed to be, designing a genuinely future-proofed smart home from the ground up rather than working around existing walls and wiring.

Scope of work

The scale of this project touched nearly every system in the home. The brief covered:

  • Wired smart lighting throughout the property, controlled via traditional light switches wired back to a central panel.
  • LED strip lighting in the gym and kids' playroom, run on the same wired architecture.
  • Air conditioning control via Modbus, integrated through an IP Modbus converter.
  • Heatmiser underfloor heating across 32 zones, including integrated towel rails.
  • 7 perimeter CCTV cameras plus a video doorbell, with automations based on specific detection types.
  • Integration of a third-party installed Texecom alarm system.
  • 13 zones of multiroom audio, covering living areas, bedrooms, the kitchen, and the garden.
  • A full 10Gb fibre network with Unifi hardware and CAT6A cabling to every room.
  • HomeKit-integrated Velux windows and blinds, plus Zigbee blinds and curtains throughout.
  • Wall-mounted touch displays in every room for local control.
  • Close coordination with the client's project manager and the full team of trades on-site.

The challenge

A project of this size brings a genuinely high level of complexity, not because any single system is difficult on its own, but because of how many of them need to work together, and how many trades need to be coordinated to get there. Electrics, plumbing, AC, heating, media, security, design, and carpentry all converge on a project like this, and Luxeia is unusual in that we're required to interact with every one of those disciplines, since our systems touch all of them.

There were also some genuine technical firsts. Controlling the air conditioning via Modbus was new territory for us. It's a robust, industrial-grade communication protocol rather than a typical consumer smart home integration, and getting it talking reliably to Home Assistant through an IP Modbus converter required a different approach to anything we'd done before.

Our solution

For lighting, we took a wired-first approach rather than relying on wireless switching. Every dimmable downlight was wired back to a central panel, with traditional light switches triggering that controller directly. This means lighting control feels completely normal to anyone in the home, no bulky smart switches, no retraining people on how to turn a light on, and critically, if the smart home software ever has an issue, the switches keep working because they're physically wired into the controller rather than relying on a wireless signal that only works most of the time. The same principle was applied to the LED strip lighting in the gym and kids' playroom, run through the same central panel.

Climate control covered two systems. Air conditioning was integrated via Modbus through an IP Modbus converter into Home Assistant, a first for us on this kind of project, and one that's run flawlessly since commissioning. Heatmiser underfloor heating was integrated locally across all 32 zones, with the home's towel rails pulled into the same Heatmiser system rather than controlled separately.

Security and access covered 7 CCTV cameras around the property perimeter and a video doorbell, both integrated into Home Assistant so the client can view footage and build automations around specific detection types, vehicle versus person, rather than reacting to every generic motion event. The property's Texecom alarm system, installed by a third-party contractor, was also integrated into the same smart home, giving the client one place to manage security rather than switching between apps.

Audio was built out as 13 network-based zones covering the lounge areas, bedrooms, kitchen, and garden, letting the client stream from their phone straight to the amplifiers in any zone, with the network foundation making Home Assistant integration straightforward. That network was built to a genuinely high standard: a 10Gb backbone running fibre links between a Unifi Dream Machine, multiple Unifi U7 Pro access points, and two 48-port switches across two plant rooms. CAT6A cabling was run into every room, with three data points behind every TV and at least one floor-level data point in each room, infrastructure designed to comfortably outlast the current generation of devices using it.

For shading and ventilation, Velux windows and blinds were integrated via HomeKit, allowing automatic ventilation and shading in response to sunlight, while Zigbee blinds and curtains throughout the rest of the home let the client automate shading based on the sun's position through the day. Every room also received a small wall-mounted touch display for local control, fitting into a standard light switch back box using traditional wiring, giving quick access to every connected system without needing a phone in hand.

Results

The client now has a fully wired, future-proofed smart home across three floors and seven bedrooms, covering lighting, climate, security, audio, networking, and shading, all built to work reliably with physical backup wherever possible, rather than depending entirely on wireless control.
