Mayfair smart home installation in Mayfair

Project overview

This £1.5 million flat sits on the edge of Hyde Park in Mayfair, one of London's most sought-after addresses. The property underwent a complete strip-out and rebuild before we got involved, which gave us something retrofit projects rarely offer: total freedom to run cabling exactly where we wanted it. With a £25,000 budget and a blank canvas, the brief was to build a smart home from the ground up that matched the quality of the finish being put into every other part of the flat.

  • Unifi Network
  • Zigbee/Dimmable Lighting
  • LED Accent Lighting
  • Underfloor Heating
  • Smart Towel Rails
  • Electric Blinds & Curtains
  • Wall-Mounted Control Panels
  • Air Conditioning
  • Control App

Scope of work

With full access to the building fabric before it was closed up, the project covered a genuinely comprehensive spec across the whole flat:

  • A complete home network build using Unifi U7 Pro access points, a Dream Machine, and a 24-port switch, with wired points run to every TV and the client's home office.
  • Dimmable downlights throughout, paired with LED strip lighting in ceiling shadow gaps, living room cabinetry, and the bar area.
  • Zoned underfloor heating in every room, using a Warmup system.
  • Smart-controlled towel rails in the bathrooms.
  • Electric blinds and curtains in every room, wired via a fused spur from the plant room.
  • Small wall-mounted touch displays in every room for local control.
  • Integration of AC units in select rooms.
  • Full coordination with the client's wider design and build team throughout.

The challenge

A project of this scope, in a flat of this value, brings its own kind of pressure. The finish has to be flawless, because nothing less is acceptable in a property at this level, and that extends to the smart home as much as the architecture and interior design. Every blind motor, LED strip, and control panel needed to disappear into the finish rather than announce itself.

That meant solving for aesthetics as much as function. Electric blinds and curtains needed power with zero visible wiring or components in the room. Lighting needed to feel considered and layered rather than simply bright. And with underfloor heating, towel rails, AC, blinds, and lighting all running through one system, the project required genuinely close coordination between us, the designers, plumbers, electricians, and AC technicians working on-site at the same time, all converging on the same rooms during the same build phases.

Our solution

Because the flat had been fully stripped back, we were able to design the network from first principles rather than working around existing infrastructure. We installed Unifi U7 Pro access points and a Dream Machine, backed by a 24-port switch, giving full WiFi coverage throughout the flat alongside dedicated wired points at every TV and in the client's home office, the kind of robust, future-proofed backbone a property like this deserves.

For lighting, we combined dimmable downlights with LED strip run into the shadow gaps around every ceiling, creating a soft accent glow around the perimeter of each room. The same approach was used inside the living room cabinets and along the bar area, lighting the countertop and creating a warm, ambient scene for evenings. This kind of layered accent lighting earns its place at night in particular, giving enough light to move safely through the home without the harshness of full downlights.

Underfloor heating was zoned to every room using a Warmup system, integrated directly via the Warmup API rather than relying on standalone thermostats. Towel rails were brought into the same system using Shelly Pro relays wired behind them, letting the client control them from the app or schedule them via automation, so towels are warm when needed without heating elements running needlessly all day.

Blinds and curtains throughout the flat were fully electric and permanently powered via a fused spur run back to the plant room, meaning no wiring, transformers, or control boxes are visible in any room, a clean finish that simply wouldn't be achievable on a retrofit with exposed wiring. For day-to-day control, we fitted small wall-mounted touch displays in every room. These fit into a standard light switch back box using conventional wiring, which makes them just as viable on a future retrofit project as they were here, giving the client quick local control without reaching for a phone. AC units in select rooms were integrated via WiFi modules, pulling them into Home Assistant for full control through both the app and the wall panels.

Results

The client now has a fully integrated smart home across every room of the flat, lighting, heating, blinds, towel rails, AC, and network, all controlled from one app or the wall-mounted panels, with every piece of hardware hidden from view. The finish matches the quality of the rest of the rebuild, with nothing on show to suggest how much technology is actually running behind the walls.
