How much does a smart home cost in the UK?
Real figures from our own projects, what pushes the price up or down, and what you should budget for after installation.

The short answer
A whole-home smart system from Luxeia typically starts from £25,000 ex. VAT, and larger homes often go well beyond that. Focused projects cost less: our case studies include a voice-controlled lighting project at £5,000 and a period-home lighting and security project at £15,000.
What our projects have cost
These are the project values from our published case studies, all ex. VAT:
| Project | Scope | Value |
|---|---|---|
| West Denton, Newcastle | Voice-controlled smart devices | £5,000 |
| Durham, six bedrooms | Lighting replacement, network, doorbell, CCTV, heating, AV | £10,000 |
| Uxbridge period home | Lighting, alarm, CCTV, gate | £15,000 |
| Mayfair flat | Full smart home after strip-out | £20,000 |
| Grade II listed farmhouse, Seaham | Wireless lighting, heating, access, energy | £20,000 |
| Doncaster | Home Assistant programming and integration | £25,000 |
| Edinburgh, six bedrooms and annex | DIY system rebuilt, security, climate | £30,000 |
| Chalfont, seven bedrooms | Full rebuild: lighting, climate, security, audio, network, shading | £50,000 |
What drives the cost
- Size and number of rooms. More rooms mean more lighting circuits, heating zones, network coverage and programming.
- New build or retrofit. When walls are open, cabling is cheaper and wired devices can be used. Finished homes usually need wireless or retrofit devices to avoid redecoration.
- What you want automated. Lighting and heating are the core. Shading, audio, cinema and gates add hardware and installation time.
- Hardware choice. Because Home Assistant works with over 1,000 brands, we can match hardware to your budget rather than to one manufacturer's price list.
- Programming and design. Good automations, scenes and dashboards take time, and they are what make the system pleasant to live with.
Ongoing costs
A Home Assistant system has no compulsory licence fee. Optional remote access through Nabu Casa costs £6.50 a month or £65 a year including VAT if you buy it yourself (Nabu Casa pricing). Our aftercare plans include it, and run from £14.99 to £69.99 per month ex. VAT depending on the level of support you want.
Compare that with some proprietary platforms, where a paid subscription unlocks features such as remote access. See our Home Assistant vs Control4 guide for an example.
Phasing a project
You do not have to do everything at once. The parts we treat as essential from day one are the network and the smart home hub, plus any cabling while walls are open. Lighting, sensors, shading and audio can follow in later phases. Our process page explains how we plan for this.
How we price your project
It starts with a free 15-minute discovery call. If we are a good fit, the next step is a paid design and survey stage, after which you receive a detailed proposal showing exactly what we will install and what it costs.
Common questions
Do you take on projects under £25,000?

Are your prices ex. VAT?

Smart home technology in listed buildings and period properties
Older homes need a more careful approach. Here is how we add modern control while protecting the fabric and character of the building.

When should you plan a smart home in a new build or renovation?
Before first fix. Cabling decisions are cheap while walls are open and expensive afterwards, so the design should be settled before the electrician starts.

Smart home wiring checklist: what to cable during a renovation
If the walls are open, cable generously. Cable is cheap, labour to add it later is not. This checklist covers what we ask for on every renovation.
